Three tips to prepare your home to sell

"I need to fix up my house before I can sell it!" This is a comment I often here from sellers, and it is just not true. It is a common misconception that you need to put a lot of money into getting a house ready to sell. Here are three simple, low-cost things that really will help you sell your home.
First, declutter! You love all of your little knick-knacks and decorations. Buyers, on the other hand, want to see the house. They want to feel how big your rooms are and see counter top space. They want to know if their belongings will fit in your home. You will be packing your things to move anyway, so it makes sense to remove all those clutter items now. Extra clothes, excess decorations and toys are big items to consider packing early.
Decluttering includes the exterior of your home as well. Make sure your yard, walkways, porches and patios look clean, clear and presentable.
Second, with the help of your Realtor or an interior designer, you should stage your home. Staging a home goes beyond decorating. It puts your home in the best possible light and will focus on the features in your home that will sell it. Home staging can reduce a listing's time on the market and earn as much as 20 percent more than an empty home or a home not properly staged.
Third, have your home inspected. Fix all of the items that the inspector tells you need to be repaired and improved. Leave the home inspection out on the counter when your home is being shown to potential buyers. Leave a letter explaining the repairs and improvements you made before you put your home on the market.
In Utah, the real estate market is such that homes under $300,000 sell rapidly. Homes between $300,000 and $500,000 sell well, but not as quickly. Homes that are not getting good offers in the first four weeks have issues that can most likely be solved by following the three steps above.
If you do decide to make improvements, be aware that the best return on your home improvement investment will never be more than 90 percent of your cost.
